What’s in a mortgage rate?

I get asked “what is your best rate?” all the time. Well, that’s a loaded question.

As a mortgage broker, I have access to over 20 different lenders, each with their own product suite, and rules for qualifying. So, I can tell you what the best available rate is, get you excited, and then determine later that the rate I promised you doesn’t apply. But that’s not really my style. My style is to get to know you and what you are looking for first, and then what you actually qualify for. Only way I can do that effectively is with a complete application from you. This way I can tell you what YOUR best rate is. And not only that, but which product suits your needs best. Five year mortgages are the most popular, but that doesn’t make it right for you.  I am going to ask you questions. A lot of them. Together we will determine which lender is right for you based on your long term goals. For example, would you rather have a lower rate, and a very restricted mortgage, or would you be willing to pay a slightly higher rate for a full feature mortgage that allows you to have more control over payments?

So, what do I need to know before I can give you an accurate rate quote? All these things will come into play:

Credit score, Loan to value, unsecured credit utilization, rental or owner occupied, salaried, hourly or self-employed, property type, property location, closing date, purchase, renewal or refinance, high-ratio or low-ratio, mortgage amount, net worth, and the list goes on.

Bet you didn’t think it was so complicated, did you? Well, now you know. J

Remember, it is my job to take good care of you, because repeat clients and their referrals are what keep me in business, so I have no reason to give you anything less than the best I can offer.
